Projects
Let’s see what we can do together.
Dottco works with property owners and professionals throughout Northern California. We acquire:
- Multifamily Properties: Duplexes, triplexes, fourplexes and apartment properties up to 15 units.
- Land: Infill parcels, finished lots and residential development land.
- Homes: Particularly where renovation or redevelopment can create value.
- Residential Development Opportunities: Properties with potential for additional units or a higher and better use.
If you have a property that may be a fit, let’s talk.

The fire reached well beyond the breezeway: several units were charred and required full gut rehabilitation. Boarded and impossible to finance conventionally, Dottco bought the building as principal, restored the fire-damaged portions of the structure, and updated all six units, working in collaboration with the Sacramento County Building Department. The whole building returned to service as clean, current rental housing.
Type: Multifamily · six units
Condition at acquisition: Fire-damaged, boarded
Scope: Fire restoration · gut rehab where needed · all six units updated

Before
AfterKitchen
An out-of-state owner, an occupant she no longer wanted to manage, and a house in poor condition: the kind of property conventional buyers and financing pass over. Dottco bought it as-is, renewed it under its own license, and returned it to service as quality housing.

Woodworth
Yuba City, California
Sale with flexible possession · Seller stayed while moving out of state

Condition at acquisition: the seller took what they wished and left the rest; Dottco crews handled everything after closingActual project photographs
The seller wanted to use the sale proceeds to buy their next home out of state, and needed time in the property to make the move. Dottco closed, and the seller stayed on after the sale while completing the transition. The house itself was bought as it stood, contents and all, then taken down to what was sound and brought back as clean, current housing.

The owner had finished residential lots but was tired of the development process and didn’t want to go vertical. Dottco purchased the lots directly. What started with a chance conversation became Oak Grove Estates.

Single-story homes on larger homesites, built by Dottco crews under Dottco’s own license, with bank-underwritten construction financing.
Oak Grove Estates

A completed, sold-out neighborhood. The owner got the exit he wanted; the community got built.

Penn Valley Drive
Penn Valley, California
Tax-defaulted property · Distressed acquisition
Acquired
Acquired through a county tax-defaulted property sale, proof that Dottco's acquisition channels run beyond conventional listings, and its underwriting runs beyond the condition of a building.
The Strategy
The opportunity was in the underlying land. Dottco evaluated the real estate first, recognized a higher and alternative use, and split the property.
Delivered & Held
One resulting parcel was sold to a developer. Today it is the site of Penn Valley's Dollar General. Dottco retained the remaining property, zoned multifamily/commercial in the downtown district, for its longer-term potential.
Type: Land, ~8-acre property
Acquired: County tax-defaulted sale
Strategy: Property split · partial disposition
Status: One parcel sold · balance retained
